And not too long ago I was feeling burned out from the Real Estate grind and missing my kids grow up in front of my eyes...

I started selling real estate at the beginning of COVID pandemic, because I saw an opportunity to make money to support my wife and growing family, when it seemed like everyone else was losing their jobs left and right.

And I really wanted some level of security because of what was going on in the world...

In fact, COVID had taken my job, so I had no choice but to do Real Estate work...

Prior to real estate, I served in the US Navy, ran my own gym, and ran several other businesses, so I was no stranger to working hard.

And my hard work paid off, because I was able to close over 60 deals in my first 2 years as a real estate agent.

The Problem Is That My Real Estate Success Came At The Expense Of My Personal Life

Once I got into the swing of real estate, I had no time for the gym anymore. I had no time for the kids anymore.

It seemed like I had no spare time at all.

I was always driving around and never home, and when I was home, I was still on the phone trying to close sales and listen to clients complain.

I thought back to when I was in the Navy, when I was constantly gone...

I decided to get out of the military when I had my first child, so I would be able to see her grow up.

But it seemed like starting real estate put me right back in that scenario, because I was always gone again.

My wife and I wanted to have our 3rd kid, but it felt like I was already failing at raising the two I had because I was never home...

It was taxing on my life, and I could tell that it was slowly killing my marriage and relationships.

At first, I thought that I had a time management problem

I told myself that if I could just manage my time better, then I could spend more time with my family.

So I tried every time management system under the sun.

I am sure you have also tried at least a handful of them for yourself.

The problem is that when the client calls ready to sign the offer at 9PM, you have to take the call.

So it’s not that time management doesn’t work, it just doesn’t fit into the model of real estate very well.

Then I thought I would just try and take less clients

My thought process was this: Less clients = more time back.

The problem is that no transactions are created equal.

Because there lots of things outside of a clients and realtor's control

Some are absolute nightmares and take up all of your time, and some deals are seamless, but limiting my clients did not help with my time at all.

Because I was still dealing with headache clients.

I ended up working just as much as before, but making less money in the process, so I needed to try something else...

That’s when I had the great idea that I would hire a team of assistants

I always saw other realtors with a small team and would daydream what life would be like to have someone else do all of the work for me.

But it turns out that all hiring a team did was double my workload.

Imagine for a moment, not only juggling all of your clients, but trying to answer a barrage of questions coming in from the team.

It’s kinda like I doubled the amount of fires I was putting out on a daily basis...

But Then I Had A Crazy Idea...

What if there was a way to transact real estate without being the one doing all of the work?

This thought came to me in one of our Monday morning meetings when my broker said something that made me have this big “aha” moment.

He said “The easiest money you’ll make in real estate is making referrals."

Now most agents already know this or do this with other agents outside their local market, if they can’t work the deal...

Say you have a client moving out of state to California, you find an agent in California and send the referral.

The California agent closes the sale, and you collect a referral fee.

Easy money...

At first, I dismissed this as an obvious notion that I had heard before, but then all of a sudden, the lightbulb went off.

If I can do this with clients out of state, why can’t I do this in my local market?
I realized immediately that I could simply refer out my local listings to other agents and still collect a commission check!

Once I realized this, I couldn't stop thinking about how I could actually make this happen...

I mean it sounded good on paper, but was becoming a Referral Agent actually a possibility?

I started scouring the internet to find someone that was implementing this business model to give me confidence that it would work, but I couldn't find anything...

Was this really plausible?

Or was I running a fool’s errand?

Every "guru" was talking about how to get more referrals from their past clients or from other agents, but nobody was talking about sending referrals to agents as a full time job...

I knew that if I wanted to make this happen, I needed to pioneer the entire process myself.

But There Was One More Big Problem

Wouldn't I need to close 4x the amount of deals to make as much as an Active Agent?

This was one of my initial concerns as the idea started to marinate, and after hours of research...

At first, I was not confident that I would be able to find that much business.

But then I realized that if all I needed to do was to generate leads, and refer them to other agents...

Then I can shift my focus from all of the 29 different steps between finding the lead and closing the sale...
